Floor Maintenance Auckland — Recoats, Scratch Repairs & Polish Services

Looking after a timber, vinyl, SPC or polished concrete floor properly is what turns a $5,000–$15,000 install into a 25-year asset. FlooringPro provides ongoing floor maintenance across Auckland — from quick scratch fixes and deep cleans, through to full screen-and-recoats and traffic-area refresh works for both homes and commercial sites. Our maintenance crews use Bona, Sika and Mapei systems on hardwood, engineered, parquet, vinyl plank, SPC and bamboo floors, and we book most jobs within 5–10 working days.

Scratch Repair on Timber, Engineered & Vinyl Floors

Most everyday scratches don't require a full sand. For light surface scratches on hardwood we hand-sand and feather in a matching Bona Traffic HD or Bona Mega ONE topcoat. Deeper gouges (pet claws, dragged furniture, dropped tools) are filled with a colour-matched filler before re-coating. On engineered timber the wear layer dictates the approach — anything under 2 mm we typically blend rather than sand. For vinyl plank and SPC we use heat-fusion repair kits and replacement planks where damage is isolated to one or two boards, which is faster and cheaper than a full re-lay.

Recoat vs Full Sand — Which Do You Need?

A recoat (screen and coat) abrades the existing finish with a 120–180 grit screen, then applies one or two fresh coats of Bona Traffic HD. It costs roughly 35–45% of a full sand, takes 1–2 days, and is the right call if your floor still has its original finish, has no bare timber showing, and no deep stains or cupping. A full sand and refinish takes the floor back to bare timber with sequential 40 → 80 → 120 grit passes; you need this if there's water damage, cupping, deep scratches into the timber, dark pet stains, or if previous finishes have failed. As a rule of thumb: if a damp cloth turns black on the floor, the finish is already worn through and a recoat won't bond — you need a full sand.

Polish Frequency — How Often Should You Service?

For an average Auckland home with timber floors we recommend:

Traffic-Area Maintenance for Commercial Sites

Hallways, entryways, kitchen runs and the area around an office reception desk wear 4–6× faster than the rest of a floor. Rather than wait for the whole floor to look tired, we run scheduled traffic-area maintenance: zone screen-and-recoat just the high-wear paths, blended into the surrounding finish so it's invisible. This keeps a commercial floor showroom-grade between full refurbishments and is typically 60–70% cheaper than full-floor recoats. We work after-hours and over weekends so cafés, retail stores and clinics don't lose trading days.

We're not tied to one brand — we pick the system that suits your floor and finish goals.

Frequently Asked Questions

1. How long does a recoat take and when can we walk on it?

A standard 80–100 m² home recoat is screened and coated in one day. You can walk in socks after 4 hours, replace furniture after 24 hours, and put rugs back after 7 days. Bona Traffic HD reaches full chemical cure in 7 days.

2. Can you recoat over a polyurethane floor with waterborne finish?

Yes, in most cases. We test-bond a 30 cm² section first by screening and applying a sample coat — if there's no fish-eyeing or peeling at 24 hours, we proceed. About 5% of solvent-based or wax-contaminated floors need a chemical de-glosser or full sand instead.

3. How do I get a deep pet stain out without sanding the whole floor?

For isolated dark patches (urine, cat food acid, etc.) we mask off and spot-sand a 30–50 cm zone, bleach the timber with oxalic acid, then blend a tinted finish. Works on roughly 70% of stains; the rest need board replacement.

4. Do you do floor maintenance contracts for cafés and offices?

Yes. We offer 12-month and 24-month floor-care contracts that include scheduled traffic-area recoats, quarterly deep cleans, and priority scratch-repair callouts within 48 hours. Pricing is per square metre per year and includes all consumables.

5. What's the difference between a recoat and a maintenance coat?

A maintenance coat is a single thin coat applied without aggressive screening — it's a top-up between recoats and only suitable on floors less than 18 months old. A full recoat involves screening to 180 grit and 1–2 fresh coats and resets the finish life by 5+ years.

6. Is there much dust or smell during maintenance?

No. Recoats use 99% dust-extracted edgers and floor screens — visible dust is minimal. Bona Traffic HD has a faint waterborne smell that clears within 2–3 hours; we don't need to ventilate the property for days like solvent-based finishes of the past.
